Mezzanine Floors and Industrial Platforms: What to Specify for a Warehouse in Musaffah or ICAD
Loading, deck type, clear height, access and fire strategy decide the cost of a mezzanine far more than the steel tonnage does. A practical specification guide.

A mezzanine looks like the simplest structural steel you can buy — columns, beams, a deck. That simplicity is exactly why they are so often specified badly, then modified expensively after installation because the loading was wrong or the forklift cannot reach the racking.
Most of the cost is decided by six choices, and steel tonnage is not the biggest of them.
1. Imposed load — be specific, not generous
"Heavy duty" is not a load. A mezzanine must be designed to a stated imposed load in kN/m², and the honest number depends on the use:
- Light storage / general: typically in the region of 5 kN/m².
- General warehouse storage: commonly 7.5 kN/m² or more.
- Heavy storage, plant or racking legs: often higher still, and frequently governed by point loads rather than the distributed figure.
Point loads matter more than people expect. Racking legs, machine feet and pallet truck wheels concentrate load onto small areas. A deck adequate for a uniform 7.5 kN/m² can still fail locally under a racking base plate. State the point load, its footprint and where it can occur.
Also state whether you may later change use. Designing an extra 2.5 kN/m² of capacity at the outset is cheap; retrofitting it is not.
2. Column grid versus usable space
The column grid is the real trade-off. A wide grid gives clear, flexible floor space below and costs more in beam depth and steel weight. A tight grid is cheaper in steel and obstructs the operation forever.
Set the grid from the operation — racking layout, aisle widths, turning circles for the handling equipment you actually own — not from a default. A column landing in the middle of an aisle is a permanent tax on productivity.
3. Clear heights, both of them
Two dimensions matter, and only one usually gets specified:
- Clear height beneath the mezzanine — to the underside of the beams, not the deck. Beam depth and any services routed under the structure eat into it.
- Clear height above the deck — to the building roof structure, sprinklers and lighting.
Check both against the equipment that must operate there, including the mast height of a forklift in its raised position.
4. Deck build-up
- Structural timber / chipboard deck on joists — economical, quick, suits general storage. Check the moisture rating and the point-load performance.
- Steel plate — robust, suits plant areas and heavy trafficking; can be slippery, so specify a durbar/chequer pattern or non-slip treatment.
- Open steel grating — drains, lets light and sprinkler discharge through, standard for plant platforms. Specify the mesh spacing where small items could fall through, and check it against the footwear and anti-slip requirement.
- Composite concrete on metal deck — the most robust and the heaviest, giving better acoustic and fire performance. It changes the whole frame design, so decide early.
5. Access, edges and openings
- Staircases: going, rise, width and handrail configuration should follow the applicable code, and there should be enough of them for the escape strategy — not just one for convenience.
- Edge protection: continuous handrail with knee rail and toe board (kick plate) around every exposed edge.
- Loading gates: where pallets are lifted onto the deck, use a proper pallet gate — a design where the operative is never exposed to an open edge. A removable section of handrail is not an acceptable substitute.
- Lifting openings and risers: frame them in the steel design, not by cutting the deck later.
6. Fire and approvals
This is the item most often discovered late. Depending on size, height, occupancy and whether the mezzanine is classed as a floor, the UAE Fire and Life Safety Code may require fire protection to the supporting steel, escape route provision, and sprinkler coverage above and sometimes beneath the deck.
Installing an unprotected mezzanine and finding later that it required a rating means either fire protection applied in a live warehouse, or removal. Establish the fire strategy, and the approval route through the relevant authority, before fabrication. See our guide to fire protection for structural steel.
A specification checklist
- Imposed load (kN/m²) and all point loads with footprints.
- Plan dimensions and preferred column grid, driven by the racking and handling layout.
- Clear height required beneath and above.
- Deck type and finish, including slip resistance.
- Staircase number, position and width; edge protection; pallet gate locations.
- Openings for services, lifts and risers.
- Fire strategy, ratings and approval route.
- Coating system — see ISO 12944 guidance if the environment is humid or corrosive.
- Slab capacity and foundation details for the column base plates — the existing floor slab is frequently the real constraint.
- Whether the structure must be demountable for a leased unit.
That last point catches many tenants in Musaffah and ICAD: a leased industrial unit may require the installation to be removable at the end of the lease, which changes connection design from welded to bolted.
